Exterior enhancement cleans up the outside shot: a flat grey sky replaced with a clear one, patchy grass evened out, the driveway and siding brought back to how they look in person on a good day. It is the edit most often applied to the first photograph a buyer ever sees of a property, which is why it is also the one most worth getting right — and the easiest to overdo.

The house. No added or altered windows, doors, rooflines, dormers, porches, cladding or extensions. No removed power lines, no removed neighbouring buildings, no changed views from the property. No covering of damage — missing shingles, cracked stucco, rotted trim and peeling paint all stay exactly where they are.

The distinction is between conditions that change by themselves and conditions that do not. The weather is different every day and the grass is green again in April; the crack in the render is a fact about the house. An edit that fixes the first is a fair presentation. An edit that fixes the second is a claim the seller cannot support.

Where the line sits in California State law now defines a digitally altered image to include changes to the facade, hardscape, landscape, and elements outside the property such as streetlights, utility poles and neighbouring buildings — and requires disclosure plus access to the original. The failure mode of exterior enhancement is not a bad edit, it is an obvious one: a saturated purple sunset behind a north-facing house at noon, or a lawn greener than any lawn in the county. Buyers notice, and what they conclude is that the listing is being oversold. A clear blue sky and a lawn that looks watered is the whole brief.
